Using Your Landscape to Help Sell Your House

When making your plans to upgrade your house do not leave out the lawn maintenance. Very often when upgrading a house the thoughts go to new flooring and improving the bathroom and remodeling the kitchen but very little thought is given to the landscape maintenance. Yet, the yard is the first thing a potential buyer will see when they come to investigate your property. It will be the thing that lets the buyer know whether you are a meticulous owner or something less than that. No one wants to purchase a home that they perceive as having been neglected.

If your yard has been mowed regularly that is good, but it may not be good enough to encourage a buyer to choose your home as their own. Curb appeal is extremely important. The competition in today's market is stiff. If you want to catch a buyer's eye then take the time to hire a

lawn care service and make your yard into an appealing landscape. Make it look like it has been well cared for over time. You need to capture their attention at the curb and don't let go until they sign your papers.

Include the services of a lawn care provider in your budget from the start.  Negotiate a short term open ended contract with a local service, and as you start remaking the inside, let them begin revamping the outside. You can sit down with their designer and decide what you want done, what kinds of plants you need to either move or bring in, and how much it will cost. This will be money very well spent because it will attract people to your house like bees to flowers.  If the outside is finished before you are done on the inside, it will give new plantings time to mature and fill out and potential customers will flock to see your house the first time your "open house" sign goes up. They will be curious to see the inside because the outside is so very appealing.

You do not need to go overboard with design elements. Something simple, attractive, and well maintained is the ticket. A few planting beds near the house and one or two by the street should do, leaving the rest as lush green lawn that only needs to be fertilized, watered and mowed to look attractive. Your lawn care guys will pull weeds and remove leaves on a regular basis keeping it well maintained and giving the impression of an owner who takes meticulous care of the whole place. Even when winter comes you will need someone to mulch and care for the yard appropriately - but only until the house is sold, and you can turn it over to the new owner with a clear conscious knowing you did the right thing for every part of the property.

The experienced custodians of a professional lawn care service are recommended because the chore of maintaining a lawn in tip top appearance can be a challenge for the normal hard-working house seller. The current competition is strong so be prepared to keep the service until the house sells. The ideal buyer may be jogging or driving by, and if your landscape is well kept and attractively maintained through the entire selling period, you will likely breed interest making your sale more rapidly because they are so attracted to what they see outside your place.
